FOR MH LIVING SPACE

THIS IS A DREAM COME TRUE FOR THE RIGHT PERSON.

The $1900 rent includes utilities (PG&E, Internet, water, garbage, alarm system) and is based on the rate for a studio in the building above.

Rent is potentially somewhat negotiable based on your ability to run Monkey House shows from time to time.

This is a fabulous opportunity for a teaching artist, or other creative person interested in living in a creative playground.

--11’ ceilings throughout
--14’ x 11’ bedroom
--Modern kitchen with granite countertop, fridge, dishwasher,   stove/oven and microwave.
--Modern ADA bathroom

--Bedroom is partially furnished with large dresser and clothes rack (both of which can be removed if not needed)

--Kitchen is furnished with desk/table, desk chair and storage shelves which can also be removed.

--Green room/music studio with Yamaha U-1 piano .

1,300 square feet of total space.  Walkable to BART, Trader Joe’s, cafes, restaurants, etc.

Secure, fenced-in parking available.

This space operates as a public venue 1-3 nights a week (with occasional Sunday matinees) during which the sole bathroom will be used by patrons, so your flexibility will be required.

You will have use of the theater space as your living room (includes comfortable sofa, six folding tables, two video projectors with pull-down screens, DVD player and stereo) or for theater rehearsals, video shoots, lessons or classes whenever it's not being used.  You'll also be encouraged to use the space to host your own events on an agreed number of nights per month.  (Note: this is a low-volume venue and NOT good for loud rock bands or hip-hop.)

I have lived here for 12 years but needed a change and have moved to a separate living space so am now looking for a dependable tenant. This has the full approval of the property manager but she will need to meet you.

This is a fantastic opportunity for the right person or couple, especially if you work in the performing arts and can make money using the space. However, you must currently have a stable income from another source. Excited to meet with applicants who seem like they might be a good fit. Timing is somewhat flexible.

Please reply with the following info:
--How (or if) you would use the theater space
--Your current source of income

--Any questions
--Anything else you feel is relevant.

THANKS.
